Dubai Rental Market 2026: More Homes, More Choice, and Signs of Relief for Tenants

AD

After several years of relentless rent hikes, Dubai residents may finally be catching a break.

Fresh data from Bayut and dubizzle shows the city’s rental market entering a phase of stability in the first half of 2026 — with certain segments even seeing price drops, particularly among luxury apartments and select villa types.

One major factor: supply. With more than 72,000 new homes expected to be delivered this year, tenants now enjoy far more options and flexibility, whether they’re seeking short-term convenience or a long-term lease.

Where rents are cooling, and where they’re climbing

  • Apartments: Affordable units rose modestly by about 7%, but rents in Bur Dubai and Deira actually fell, dropping as much as 6.2%. Luxury apartments in Dubai Marina and Downtown Dubai saw only small increases — and in some cases, declines of up to 5%.

  • Villas: Affordable and mid-tier homes remain in demand, with rents in areas like DAMAC Hills 2 and Mirdif climbing up to 9%. The luxury end is more uneven — while some 5-bedroom villas in Dubai Hills Estate surged by over 50%, others in premium communities slipped by 1–9%.

Most-searched communities for long-term leases

  • Apartments (affordable): Bur Dubai, Arjan

  • Apartments (mid-tier): JVC, Business Bay

  • Apartments (luxury): Dubai Marina, Downtown Dubai

  • Villas (affordable): DAMAC Hills 2, Mirdif

  • Villas (mid-tier): JVC, Al Furjan

  • Villas (luxury): Dubai Hills Estate, DAMAC Hills

Short-term rentals stay strong

Dubai’s short-term rental market remains red-hot, attracting both tourists and residents. Popular areas continue to command strong daily and monthly demand:

  • Luxury apartments: Dubai Marina, Downtown, Meydan City – Dh7,100–16,300/month

  • Mid-tier apartments: JVC, Business Bay – from Dh4,600/month

  • Budget apartments: International City, Deira – starting Dh3,000/month

  • Affordable villas: DAMAC Hills 2 – Dh12,900–15,700/month

  • Luxury villas: Palm Jumeirah, Dubai Hills Estate – up to Dh171,000/month

  • Top daily picks: JBR, Downtown, Palm Jumeirah – from Dh206/day to Dh6,960/day

Renters eyeing ownership?

With rents stabilising and new stock hitting the market, more residents may soon pivot toward buying. Haider Ali Khan, CEO of Bayut and dubizzle, noted that initiatives like the Dubai Land Department’s First-Time Home Buyer programme are encouraging tenants to seriously consider ownership as the next step.
